Plumb Report does one job: turn the photos and notes from an inspection into the PDF you hand to the client, with as little evening work as possible.
Photos
A day on site is a few hundred photos. Getting them into the right place is most of the work, so that is where the design effort went.
Drop the whole folder
Files upload straight to storage. Thumbnails, web and report sizes are generated in the background, and near-duplicates are flagged for you.
Keyboard sorting
Arrow keys move through the grid. Type an item code such as 2.3 and press Enter to assign, x to exclude, c to edit the caption.
Needs attention
Unassigned photos, pending drafts and items without a status are gathered in one list so nothing slips into the export.
Items and comments
Each item takes a status and whatever you want to say about it, in your own wording.
IN / NI / NP / TR
Inspected, not inspected, not present, trouble. Set them in a keystroke and move on with j and k.
Your own library
Canned responses appear in the order you use them: quick summaries first, then defects. Write a new comment and save it to the library in one step.
Shortcuts
Type /roofok and the comment is in. Shortcuts are yours to name.
Styles, materials and intro
Picklists are seeded from your past reports, so the usual answers are one click away. Free text is always allowed.
AI drafting (optional)
When you want it, AI does the first pass. When you do not, it stays out of the way.
Sorts along the walk
The draft looks at photos in windows of twenty, in the order you took them, and assigns them to items.
Reads data plates
Furnace, water heater and panel labels are read into the styles and materials fields.
Drafts from your library
Comments are drafted from the wording you already use, not generic text. Every suggestion is pending until you accept it; nothing you decided is overwritten.
Priced per inspection
You see the AI cost of each draft to the cent on your billing page. There is no AI charge on inspections you do by hand.

A versioned PDF in a layout home buyers and agents already know.
Familiar structure
Numbered sections and items, status boxes, photos with captions, and a summary. Clients who have seen an inspection report before will know how to read it.
Your branding
Business name, inspector name, address, logo and report colors come from your account and appear on every page.
Rendered in the background
Export, keep working, download when it is ready. Every export is kept with its version number.
Account and security

Passkeys
Sign in with Face ID, Touch ID, Windows Hello or a device PIN. Passwords and emailed sign-in codes work too.

Photos and reports belong to your account. Export any report at any time.

One monthly subscription and a per-inspection line for AI drafts, handled by Stripe. Update your card, download invoices or cancel from the billing page.
