For home inspectors

Home inspection reports from the photos you already take.

Drop in the day’s photo folder and let AI sort the photos and draft the comments in your own words. The evening of report writing becomes a quick review, and you export a PDF your clients already know how to read.

$5 a month. AI drafting is billed per inspection, about $6.50 for a typical 200-photo inspection. Pricing details

AI drafting

Get your evenings back

For most inspectors the inspection is the easy part. The hours go afterward: sorting a few hundred photos, matching them to items, and typing the same kinds of comments again.

Start an AI draft when you upload the photos and it does that first pass while you drive to the next job or sit down to dinner. When you open the report, the work left is reading and approving.

  1. Step 1

    Sorts every photo

Hundreds of photos are filed under the right items, following the order you walked the house.

  2. Step 2

    Reads the data plates

Furnace, water heater and panel labels are read into Styles & Materials, so you are not squinting at serial numbers.

  3. Step 3

    Drafts the comments

Each finding gets a first draft in your own wording, pulled from the comments you already use.

  4. Step 4

    Waits for your OK

Nothing reaches the report until you accept it. You review and adjust instead of starting from a blank page.

How a report gets made

Six steps from a photo folder to a finished PDF

  1. 1

    Start the inspection

Intro fields and the optional sections for this house, such as a garage.

  2. 2

    Drop in the photos

The whole folder at once. Thumbnails, duplicates and report sizes are handled in the background while you work.

  3. 3

    Sort as you go

Type an item code like 2.3 and press Enter to assign a photo. Arrow keys move, x excludes, c edits the caption.

  4. 4

    Mark up the items

IN, NI, NP or TR, then your own canned responses, a shortcut like /roofok, or a fresh comment saved to your library.

  5. 5

    Fill in the rest

Styles and materials and the intro come from picklists seeded by your past reports. Free text is always allowed.

  6. 6

    Export the PDF

A "needs attention" list catches unassigned photos and unfinished items, then the report renders in the background.

Why inspectors like it

Less time at the desk. Same report your clients expect.

The report is the deliverable. Everything in Plumb Report exists to get you there faster without changing what the client receives.

All features

Your words, your library

Every comment you write can be saved and reused. Shortcuts and canned responses are yours, not a vendor's template.

AI does the first pass

The slowest part of the job, sorting photos and writing comments, is drafted for you. You spend your time reviewing, and every suggestion waits for your approval.

A report clients recognize

Sections, item numbering, statuses and photo layout match the format inspectors already send, with your business name, logo and colors.

Built for the keyboard

Sorting hundreds of photos is a keyboard job. Moving, assigning, excluding and captioning never need the mouse.
